High quality finishes throughout, including a polished concrete floor and a feature wall constructed of black lacquered steel fins on hot rolled mild steel sections with a painted white plasterboard finish behind, incorporating a red tenant’s directory. Furnishings include a bespoke monolithic corian reception desk and wooden furniture.
Floors: The office raised floor is a fully accessible steel encapsulated 600 x 600 panel system.
Ceilings: The office ceilings, columns and beams are drylined, skimmed and painted white.
Walls: The office walls are finished in white painted plasterboard with grey painted plasterboard to partial areas of the core exterior.
Joinery: The office doors are generally 2.25m lacquered solid core doors with high quality oak pull handles.
The retail units have been delivered as shell and core spaces with single glazed shop front facades and integrated access doors. They have allocated roof plant space for retail kitchen extract fans and VRF condensers.
High quality pre-cast concrete tiling to WC floors, built in vanity units with corian tops, ceramic wash basins with wall mounted mixer taps, white wall mounted WCs with matt chrome flushplates, feature alcoves with natural oak veneer linings, ceramic tiled back faces and stainless steel trims.
Ceramic tiling is applied to walls and floors of the changing areas and shower cubicles. There is a feature alcove in each shower. The changing rooms contain Z format modular stacked lockers, oak benches and recessed TVs. The drying room contains modular stacked cage lockers.
Lift floors are of high quality pre-cast concrete tiles. The lift walls are aluminium with mirrors and oak handrails and the interior doors are finished in stainless steel. On the ground floor, the lift exterior is finished in black and on all other floors in stainless steel. The lift reveals will be black on all floors.
On floors 1-5, the core provides 6 designated WCs per floor, with 4 designated WCs on floor 6. In addition, a fully accessible WC for the disabled is located on every floor, including the Ground floor. WC provision on every floor is based on occupancy of 1 person per 8 sq m for standard office areas with a 60/60 male female split and an 80% utilisation factor.
CYCLE STORAGE / LOCKERS / SHOWERS
There are 90 secure bicycle spaces and 94 lockers. Separate male and female changing facilities are provided. Each has 4 individual shower cubicles and a communal changing area. Two designated WCs and an accessible WC/shower are provided on the basement level. In total there will be 9 showers.
Two 13 person passenger lifts are installed in line with BCO 2014 specification. One 13 person lift will be used as a passenger / fire fighting lift, the other lift will be used as a passenger / goods lift.
MEANS OF ESCAPE
Means of escape throughout the building are sized to 1 person / 6 sq m.
The mechanical services are designed to meet the following criteria:

Occupancy Criteria: The ventilation, cooling and heating systems for normal office usage are based on occupancy of 1 person per 8 sq m.
Offices: 12 litres / sec / per person minimum
WCs / showers: 10 air changes / hour extract, 8 air changes / hour supply
Heating: Initial heating of the incoming fresh air will be via low Nitrous Oxide low temperature boilers located within the basement.
Low temperature hot water will be distributed via a set of primary pumps to the secondary circuits. The hot water will then be distributed via pipework to serve the air handling units (AHUs). Direct expansion (DX) split systems will provide secondary heating to the AHUs and the down flow units.
Cooling: The cooling source will be via DX split systems. The DX pipework will be distributed to serve the AHUs and down flow units.
Standby Generation: A dedicated standby power generator and switchgear is provided to support the life safety services within the building.
Tenant Plant / Services: Space has been identified at roof level for future Tenant’s plant and in the risers For office tenants use, for retail kitchen extracts & VRF pipework.
Lighting: The lighting design is within the spirit of the CIBSE Guide LG7, to provide an average office level of 500 lux based on an open plan arrangement with 0.4 uniformity.
All plant controls are DDC (direct digital control) thus enabling accurate control and modification to be made with respect temperature, pressure, time schedules etc and facilitate alarm notifications. The BMS is based on an open protocol system to allow future adaptation.
TELECOMMUNICATIONS / CONNECTIVITY
Multiple incoming communications ducts come into two diverse intake rooms catering for services from a number of communications providers including Hyperoptic broadband. The demised offices have a communication riser within the tenant’s area and containment routes from the BT intake room in the basement.
